Vail Valley Real Estate News for July 13, 2015

A look at the Eagle-West real estate market, a discussion-starter you may have seen in your Facebook feed and a look at the Flavors of Colorado festival.  This is an archived edition of our weekly news brief. The Eagle – West segment of the Vail Valley real estate market is one to watch! Many homeowners in this market have been waiting for the right conditions to sell their home, and in June it appears those conditions have arrived. June 2015 saw 53 home sales recorded by the Vail Multiple Listing Service – more than any two months of 2015 so far combined. The Average number of days on market for homes in the Eagle-west region was just shy of 10 weeks (69 days), with a median of only two weeks.

Buyers who have been waiting for the opportunity to purchase in select neighborhoods of Eagle in particular have found homes available at last, and are buying them up.  Meanwhile, the market for affordable homes in Gypsum shows no signs of slowing down, with high rent costs and low interest rates continuing to make home ownership an attractive and affordable option.

National News

Housing affordability has fallen from a year ago as home prices rise, according to the National Association of Realtors affordability index. Home prices are on the rise once more as income remains largely flat.

Following on the heels of June’s rising market in the West, you may have seen this story floating around your Facebook feed.  Eagle was ranked on a top-10 list of the best places to live in Colorado. While we’re inclined to agree that Eagle is a great place to live, some of the other spots on that list are … questionable.  It is food for discussion if nothing else.
