The Vail Board of Realtors Multiple Listings Service recorded 26 residential property sales for the first two weeks of February 2016, down by 4 from the same period in February 2015. Sale price per square foot averaged $428, down from $598 in 2015. As usual, these numbers are primarily influenced by high-end property sales. In the first two weeks of 2015, eight homes sold for over $1 Million, and the most expensive property sold for over $9 Million. Just four homes sold for over $1 Millon in the same period in 2016, and the most expensive sold for just over $2 Million. As the numbers start to come in for Presidents Week, it would not take more than a few ski-in, ski-out homes sold to send those averages skyward.

Despite a recent rate increase by the Fed, Mortgage rates are still trending down. The global economy is in a volatile position, leaving financial policies uncertain. However, as home prices climb, low mortgage rates continue to be a boon for buyers.

The Rocky Mountain Home Team’s brokerage, Keller Williams, surpassed 133,000 associates in 2015, to become the world’s largest real estate franchise by agent count. The increase in agents marks a net gain of more than 20,000 in 2015 alone.
