On Feb 21, the Rocky Mountain Home Team entered a new listing into the Vail MLS for a cozy townhouse in Gypsum priced at $279,000.  Six days and about a dozen showings later, it was under contract for more than asking price. As anyone searching for a home in Eagle County under the $300,000 price point can tell you, that isn’t unusual.

While the phrase “high demand Vail Valley Real Estate” immediately brings to mind the luxury segment of our resort community, more generally affordable homes are selling fast. The market for homes priced at or below the $300,000 mark is constrained more by low inventory than any lack of interested potential buyers.

As of Feb. 27, there were just six properties for sale in Eagle County under $300,000 – three of which had been on the market for under two weeks. Meanwhile, at the same price point, ten properties were under contract, and nine had sold since January 1st.

Reasonably priced homes still come on the market, but the best ones go under contract quickly. Anyone searching for a nice starter home in Eagle County, or hoping to downsize their existing home, will want to be ready the next time the right property comes along.
